Property owner associations and condominium managers live with a specific kind of chaos: dozens or hundreds of units, each with an owner (sometimes several co-owners), a participation quota that decides how common expenses get split, recurring service charges that must be raised and collected on a schedule, a reserve or sinking fund that has to be tracked separately from operating cash, and a stream of maintenance requests, meeting minutes, and votes. Odoo core handles pieces of this — res.partner for owners, account.move for invoices, project/helpdesk for maintenance — but there is no native concept of a "unit," an "ownership quota," or a "periodic service-charge levy apportioned by share." Teams end up bolting the whole association onto spreadsheets beside Odoo, and the numbers drift.

This is where a generic off-the-shelf apps.odoo.com module usually runs out of road too: it assumes one owner per unit, a single flat monthly fee, and one association per database — none of which survives contact with real buildings that have mixed residential/commercial units, split ownership, special assessments, and multi-block estates. We model the association, the buildings/blocks, and the individual pos.unit-style unit records with new models (e.g. poa.unit, poa.ownership, poa.charge.plan, poa.levy, poa.reserve.fund) whose fields carry the participation quota, floor area, and share coefficient, with @api.depends compute methods that turn a period's budget into per-unit charges automatically. Each levy run posts real account.move records so collections, aging, and reconciliation stay inside Odoo accounting rather than in a side spreadsheet.

Technically the solution ships as a versioned Odoo addon with a clean __manifest__.py declaring its dependencies (accounting, contacts, and optionally portal, project, and helpdesk). Access is locked down with ir.model.access.csv plus record rules so a building manager sees only their association's units while an owner, through the customer portal, sees only their own unit ledger, charges, and documents.
